Full Occupancy Reached at Carteret Industrial Site

BroadRange Logistics, a leader in flexible warehousing and third-party logistics services, has signed a full-building, 480,000-square-foot lease at Crow Holdings at Carteret. The long-term commitment at 500 Salt Meadow Road brings Crow Holdings Development’s 1.2 million-square-foot industrial campus, just off NJ Turnpike Exit 12, to full occupancy.

Russell Hofstetter of Atlanta-based Strategic Real Estate Partners and Stephen Shoemaker of CBRE served as tenant representatives in the transaction. Cushman & Wakefield’s Jules Nissim, Stan Danzig and Kimberly Bach negotiated the lease as exclusive agents for Crow Holdings at Carteret.

Founded in 2001, BroadRange Logistics supports fast-moving sectors including solar, e-commerce, food and beverage, home goods, building materials, and heavy equipment. Its UltraFlex™ model allows customers to scale space up or down as needed – avoiding rigid lease terms and upfront capital – while accessing ready-to-use warehouse infrastructure. UltraFlex™ has proven especially valuable for businesses navigating unpredictable demand or rapid growth, providing the flexibility to adapt quickly without long-term commitments.

BroadRange’s new facility in Carteret expands its national footprint to 21 locations and over 13 million square feet. BroadRange was named the 163rd fastest-growing company in the U.S. by Inc. Magazine, and the 6th fastest-growing logistics firm nationwide.
According to BroadRange CEO Ari Milstein, the company’s vision is to build a logistics network capable of same-day delivery to nearly every household in the U.S.

“The launch of our new Carteret location is a major step forward,” he said. “From this strategic hub, our customers can now access a market of 60 million people, one-third of the U.S. GDP, within a 250-mile radius or one-hour drive. And they can do it with the flexibility and scalability that defines our UltraFlex™ model.”

BroadRange joins YunExpress, Weida Freight System, Inc. (WFS) and DSV Global Transport and Logistics at Crow Holdings at Carteret, which sits on 126 acres just 13 miles from the Port Newark-Elizabeth Marine Terminal. A 161-space trailer lot opportunity remains available on the campus.

“The Crow Holdings at Carteret lease-up reflects the continued strength of Class A industrial product in New Jersey, the benefit of partnering with a pro-business municipality, and, of course, the dealmaking talent of our Cushman & Wakefield leasing team and the co-brokers who have worked with us to reach this milestone,” Machemer added.

Crow Holdings at Carteret has established itself as an impactful, market-leading property. Most recently, NJBIA’s New Jersey Business Magazine named the campus as a 2025 New Good Neighbor Award winner.
