“There are so many advantages to conducting business, and to working and living in Bergen County,” notes Mike McPartland, deputy director of Bergen County Division of Economic Development. “The close access to Manhattan with ease of commuting, combined with the quality of life in the suburbs – including top-ranked public schools, rich cultural and arts offerings, and abundant parks and recreation – make the area truly unique. Since the pandemic, Bergen has seen strong growth in warehouse and logistics space – driven by surges in e-commerce, demand for last-mile delivery, and its strategic location. New construction (both speculative and build-to-suit), acquisitions, and large leases have increased significantly.
According to Joe Tormen, partner at Lee & Associates Commercial Real Estate Services, with offices throughout Bergen County, “Mixed-use space continues to be tight due to demand, as does warehousing, particularly among food wholesalers, distributors, and manufacturers – with Bergen County leading all New Jersey counties in facility count.”
The county’s location, infrastructure, workforce, and market access make it a perfect hub for food manufacturing and warehousing. Companies can produce, store, and distribute products efficiently while staying close to one of the largest consumer markets in the world. Combined with state support and modern facilities, it’s no surprise Bergen County is in such high demand for food logistics.
Two other high-growth areas of real estate have been healthcare and financial services. The expansion of medical facilities such as Hackensack University Medical Center and Valley Hospital has spurred additional investment from providers like Summit Health and Atlantic Health, filling available office space to capacity. Financial institutions including Merrill Lynch, JPMorgan, and Ameriprise Financial have also expanded their footprint in the county.
“The demand for office space in Bergen is growing,” Tormen explains. “At the same time, tenants are seeking – and often demanding – specific amenities that have become ‘must-haves.’ Landlords may need to modernize older facilities to remain competitive. At Lee, for example, our workspace is fluid and open, fostering employee collaboration. A 22-foot waterfall in the kitchen brings a sense of calm, while breakout rooms offer flexibility for individual or team meetings.”
The Division of Economic Development facilitates business attraction, supports expansion, and focuses on public policy, investment, and countywide economic growth. The chambers of commerce work to anchor businesses in Bergen County through member services, networking, and advocacy for companies already operating in the county. Together, they collaborate to provide advocacy, networking events, speaker series, and educational workshops.
“It’s the right time to be bullish about Bergen County,” says Jim Kirkos, CEO of the Meadowlands Regional Chamber. “The quality of life is exceptional, with diverse communities, strong local leadership, a supportive county government, and continuous investment. Bergen County is also a retail hub, with five major malls operating near capacity, including American Dream, the massive retail and entertainment complex within the Meadowlands Sports Complex. Spanning over three million square feet, it is the second-largest mall in the US, after the Mall of America.
