Essex Food Signs 100K-SF Lease at Arsenal Trade Center in Sayreville

Trammell Crow Company (TCC) and JV partner CBRE Investment Management, have signed a 100,500-square-foot lease at Arsenal Trade Center (Arsenal), a three-building, nearly 1.1 million-square-foot logistics development in Sayreville. Essex Food Ingredients, a full-service distributor of high-quality industrial food ingredients, signed the new lease within Building 1 at Arsenal. The company expects to occupy its new space by January 2026.

“Our move to Arsenal Trade Center represents a significant step forward for Essex Food Ingredients. This modern facility allows us to optimize our operations while remaining close to our valued customers and employees,” said Irv Megargee, president of Essex Food Ingredients. “By investing in a space that supports efficiency and food safety, we’re positioning Essex for continued growth and success in the years ahead.”

Delivered in late 2023, Arsenal’s Building 1 is located at 49 Callahan Blvd., measures 285,000 square feet, and is the smallest of the three. Building 2 (342,371 square feet) was fully leased to JW Fulfillment, Inc., in June 2024, while Building 3 (451,916 square feet) is currently available for lease. Each of the three buildings include 40-foot clear heights, solar panels, car and trailer parking, and are both LEED Gold certified. The entire development benefits from easy access to major thoroughfares like routes 9, 35, 287, and 440, as well as the New Jersey Turnpike.

“Companies like Essex Food Ingredients are drawn to Arsenal because it offers modern, Class A industrial space with exceptional access to major transportation corridors, including the New Jersey Turnpike and proximity to the Port of New York and New Jersey. For businesses seeking to optimize distribution and supply chain efficiency, Sayreville provides unparalleled connectivity to the Northeast’s dense consumer base,” said Jessica Fraser, a senior vice president with TCC. “Arsenal Trade Center was designed to meet the needs of today’s industrial users—high clear heights, ample trailer parking, and sustainable building features—making it an ideal choice for companies looking to grow in New Jersey and beyond.”

Essex Food Ingredients was represented by Mindy Lissner, Mark Zaziski, and Pat Decker of Cushman & Wakefield. The landlord was represented by Tom Monahan, Larry Schiffinhaus, and Brian Golden of CBRE.

“Arsenal Trade Center is a powerful example of what strategic redevelopment can achieve in Sayreville,” said a representative of the Sayreville Economic & Redevelopment Agency (SERA). “Companies like Essex Food Ingredients are recognizing the long-term value of locating here, access to highways, proximity to ports, a strong regional workforce, and a community committed to responsible, sustainable growth.”
